Balancing heritage character with modern compliance
The Nuremore Estate Hotel is a landmark hospitality venue in Co. Monaghan, blending historic architecture with modern guest expectations. F5 Engineering was engaged to deliver comprehensive fire safety engineering and disability access certification — a complex brief requiring sensitivity to the property's character while meeting rigorous regulatory standards.
Working closely with the hotel's management and design team, we assessed the entire property against current Irish Building Regulations, identifying areas where the existing structure fell short of Part B (Fire Safety) and Part M (Access for People with Disabilities) requirements.
Fire safety engineering
Our fire safety scope included a detailed fire risk assessment of the entire hotel complex, covering guest rooms, public areas, conference facilities, kitchens, and back-of-house areas. We developed a fire safety strategy that addressed means of escape, fire detection and alarm systems, emergency lighting, fire compartmentation, and structural fire resistance.
The Fire Safety Certificate application was prepared and submitted to the local Building Control Authority, with all supporting documentation including fire engineering drawings, specifications, and compliance reports.
Disability access certification
For accessibility, we conducted a comprehensive access audit against TGD M requirements. This included assessment of guest room accessibility, public area circulation, entrance approaches, sanitary facilities, and signage. The Disability Access Certificate was prepared and successfully obtained, ensuring the hotel meets its obligations under Part M.
Key challenges
Historic buildings present unique challenges for fire and access compliance. The Nuremore's traditional construction methods, varying floor levels, and period features required creative engineering solutions that satisfied regulatory requirements without compromising the estate's architectural heritage. Our approach balanced prescriptive code compliance with performance-based fire engineering where appropriate.
